Proposal
Refurbish the lower ground floor and create kitchen and living space in the existing rooms. Enclose the rear lightwell with a patent glazing conservatory to bring the lightwell and vaults into more use. Line out the vaults and partially insulate them and form separate storage rooms. Reinstate a full flagstone floor to the whole lower floor. Remove internal doors and rear external door and sash window to basement in order to connect rooms and lightwell. Reorder rear outshot at ground floor to create a larger WC. Change window openings to rear outshot to include smaller first floor window, replace ground floor window with a door and infill existing ground floor door. Create glazed landing outside new door adjacent to lightwell and insert new glass balustrade. Replace existing dormer to rear roof with a new double light dormer centred on below sash windows. Insert a new flat rooflight to the 20th century outshot roof. Reopen the existing coal chute and insert a glazed cover to allow light through to the vaults. Remove kitchen from ground floor reception room following creation of new kitchen to basement level. Replace modern bathroom fixtures and fittings with new bathroom layout to first floor outshot. Insert solar panel array on front elevation and roof valley.
