The ecology evidence observes at 3.6 Adjacent Areas: 'There is a small area dominated by immature trees, chiefly ornamental cherries (Prunus spp) to the south-west of the site. Associated understorey species include pedunculate oak (Quercus robur), holm oak (Quercus ilex), hazel (Corylus avellana) and hawthorn (Crataegus monogyna). A hedge along the boundary to the south-east of the site is dominated by nonnative species, most frequently Portuguese laurel (Prunus lusitanica), with small amounts of wild privet (Ligustrum vulgare), holly (Ilex aquifolium) and bramble (Rubus fruticosus agg).' While there appear to be no trees on the site, there are nearby trees which are likely to be impacted by this development. The LPA Planning Application Requirements Local List September 2024 states: 'An arboricultural report ... must be submitted where there are trees within a proposed application site, or on land adjacent to an application site (including trees in neighbouring gardens and street trees), that could influence or be affected by the development, including works such as site access, service routes and site compounds.' In light of this, arboricultural evidence should be obtained to support this application before this application can be properly assessed.

There are no trees and only modified grassland on site. However there is a strip of woodland between the site and Greystoke Avenue (owned by David Lloyd?) and the trees there oversail the site. Should the root areas of these trees be protected during construction?
