We do not agree that the applicant is entitled to claim an exemption from its BNG obligations on the basis that the development does not impact a priority habitat and impacts less than 25 square metres (e.g. 5m by 5m) of onsite habitat, or 5 metres of linear habitats such as hedgerows.
The redline area is reported as 214 square metres. Part of this comprises an area of grassland habitat at the rear of the property covering about 103 square metres. There is another area of grassland or open ground habitat at the front of the property covering about 34.55 square metres.
