This application follows on from application 20/05368/VC where permission was given to fell Juvenile Ash (T1) (and other trees) growing on the site.
We commented at the time that it was likely that the earlier application was a precursor to a full application to develop the site - as is indeed appears to be the case.
We repeat that, if this tree falls within the criteria of the Bristol Tree Replacement Standard (BTRS) - and no evidence has been provided to confirm whether or not it does - then the provisions of BTRS need to be applied as and when a full application to develop the site is made.

RCAS asks that this application is not decided until the application for development ofthis site is also decided. Cleared sites may adversely impact on the character of the area so itwould be preferable to retain these buildings until a development scheme is approved.
