This proposed property looks completly out of character for the area as far as I canmake out from the plans. I think the parking area is in a dangerous area pulling out on a narrowand steep hill,polly barnes hill. lots of children use polly barnes hill to and from school on bikes andscooters. the scrubland is important to lots of wildlife in the area foxes,badgers,squirrels,manysmall birds .hole in the boundery may have badgers. not a suitable place for this property to beerected.

Biodiversity gain
On this basis, the trees on site have a habitat value of 0.11 habitat units, not the 0.39 habitat units the applicant calculates. We do not take issue with the applicant’s other habitat calculations.
As the consequence, the net habitat loss is 24.29%, not 12.73%. This means there is a shortfall of 0.11 habitat units between the applicant’s proposals and the 10% net gain it aspires to.
The Watercourse habitats also show no net gain, a shortfall of 0.01 habitat units despite the statutory obligation to achieve at least a 10% net gain.

There is also a difference between the baseline habitat area of 0.0452 hectares and the combined habitats retained and created – 0.0493 hectares. This needs to be resolved. This perhaps because the applicant’s Biodiversity Statement and Biodiversity Gain Plan3 reports that the site is 0.055 hectares, whereas 0.0452 hectares as recorded in the Statutory Metric calculation.4
The trading rules will also have to be complied with.
We note that the applicant has not submitted any proposals for how these losses will be mitigated or offset; it is not obliged to at this stage. However, we ask that the LPA exercise its discretion to require this5 so that it can be established whether what may be proposed is viable and meets the aspirations of the LPA for offsetting to be as local as possible to the loss. It will also give stakeholders an opportunity to comment on the proposals, which will not possible if the application is granted.

I object to the above planning application on safety grounds.Traffic goes very quickly in both directions on Polly Barnes Hill and I don't the entrance and exit isin a safe place.
