Given the proximity of priority habitats including the nearby trees, themselves identified as priority habitat under the LNRS, and the obligations imposed by the NPPF, environmental investigations, including arboricultural evidence to deal with the potential impact of the development on the nearby trees, ought to be commissioned before this application is decided
The application also needs to demonstrate that it has pursued opportunities for securing measurable net gains for biodiversity and that it will contribute to and enhance the natural and local environment by providing net gains for biodiversity, as the NPPF requires.
